The purchase of property, (whether it is your HOME or the location of your BUSINESS, or an INVESTMENT PROPERTY) is often times the greatest expenditure in a person’s life. Given the wildly unpredictable real estate market, a strong knowledgeable advocate is a must.Terms like Short Sale, REO, (Real Estate Owned by the Lender), Estate Sale and Foreclosure now seem to be part of day to day conversation and intimate knowledge of these issues is crucial in protecting your investment

Our main goal in a real estate transaction is to allow the transfer of property to happen in a timely manner while trying to guarantee each party gets what they bargained for. Surveys are crucial to this process but as important is a check of the records to make sure there are no liens or encumbrances on the seller. Much of this is accomplished by the title insurance company and the policy a purchaser must buy when taking property in New York.

The East End of Long Island presents unique difficulties as much of the land now developed was farmland a generation ago. This “new land” often times does not have a chain of title showing the property lines for several transactions. We are vigilant in our attention to detail and will offer as complete an understanding of the purchase of the property as we can. Unfortunately, we can not guarantee your transaction; even with our help, will be without difficulties.

We often times are contacted by purchasers who used another attorney who now, post transaction have discovered that there is a buried oil tank or their neighbor’s driveway is on their property. We will attempt to mitigate the damages and give you clean marketable title allowing you sell your property when the time comes quickly and cleanly.

Commercial transactions can be even more intricate with building codes and use permits changing in communities. If need be we will help write either a lease or purchase agreement that is conditional on the buyer/renter getting the variances and permits needed to run their business.
